    I am a real estate investor in Southern California, where an
average 3-bedroom 2-bath house can easily cost $500,000…   no joking!  Houses
may not cost that much where you live, but they are definitely expensive,
no matter where you’re looking.

    I had two goals as a real estate investor:

    I interviewed many real estate professionals
from all phases of the industry to get answers.  Nobody knew how to do everything I wanted.  I’d get partial
